  • An intermittent leak may indicate a leak from the roof, an HVAC unit, or a drain leak.

    Is the leak present only during rains? Then a roof leak may be the issue and a licensed roofer should be able to locate and repair the leak.

    Is the leak happening when you run your air conditioning? Then the leak is likely related to a condensate drain line that is broken or loose. This leak can usually be repaired by a licensed plumber or HVAC technician.

    Is the leak happening when you use a faucet, toilet, or other fixture? Then the leak is likely related to a broken or loose drain line. We can help locate where the break may be, and refer quality licensed plumbers to assist with the repair.

  • Underground water leaks can be difficult to find.

    The first step to determining if you might have an underground water leak, is to isolate the water line.

    Do you have a main shut-off at the home or business that turns all the water off? If so, turn the water off and check the meter. There is often a small red, white, or blue triangle that spins when water is being used. The triangle should be still since you’ve turned the water to the building off. If it is still spinning, then you likely have an underground leak.

    Underground water leaks can often manifest themselves as soggy spots in yards and puddles in the parking lot. If you notice these leak indicators, then contact a skilled leak detection company, like Leak Locaters, to confirm the location of the leak. Water from leaks can travel tens or hundreds of feet before surfacing above ground. Confirming the origin of the leak will save you cost time and excavation expense.

  • Leaks in pipes can be tricky! They can often follow the pipe several yards before they appear in your wall or ceiling.

    Removing the wet drywall at the wall or ceiling is a solid first step to investigate what might be happening inside your wall. Once the drywall is open, start running fixtures located above and adjacent to the leak to determine if the leak is visible.   • Often the responsibility to repair a water leak varies depending on the leak location.

    Usually, the water purveyor is responsible for any leaks that occur BEFORE the meter, i.e., not between the meter and the home or business.

    If the leak is in the yard or in the building, then the building or homeowner will usually be responsible for the leak.

    In condominiums, leak responsibility is often dictated by your condo association’s CC&Rs or other documents. Usually, you will be responsible for leaks on your dedicated plumbing lines or within your home, and the condo association would handle leak repairs that occur in common walls or areas, but responsibility can vary.
